A2O Facades, a design-led business, are recruiting an Architecture or Architectural Technology Graduate or Construction D&B Technician for facade design on £3-10m new builds & remediations in London, the South East & South West. The role is based at the A2O Group office with site visits as required.
This role is targeted at RIBA Part 1 BA/BSc graduates and RIBA Part 2 postgraduates are welcome to apply too. It is however a permanent role, not just a 1-year Part 1 work placement.

Purpose of the Role / Role Overview:
- Assist Project Designer to complete design works on projects assigned to you for A2O to ensure best value achieved on all projects with attention to Quality, Buildability, Lean Construction, Safety, Programme, Environmental issues and Cost.
- Assist Project Designer to carry out design works alongside other design team members (internal or external) to progress design works through RIBA Stages 1 to 7 (where applicable) ensuring completion of each stage is in line with project requirements.
- Protect the interests of the company and develop good working relationships with clients, consultants, subcontractors and suppliers.
- Manage relationships with Clients, Team and all Stakeholders to ensure a positive company image is always portrayed with respect to design works.
- Promote the work of A2O to win new work and increase repeat business.
- Ensure that all design-coordinated information is delivered on time, within budget and to the projects requirements
- To manage and coordinate design to ensure project delivery in accordance with Business Plan targets, KPIs, ISO90001, 14001, H&S Policy and Best Practice and Quality procedures file
General Duties / Key Responsibilities:
Tender stage Assist Project Designers in all the following:
- Provide support to Estimating team for tender bids where necessary.
- Provide Design risk assessments to add to tender submission.
- Provide input at Tender stage to Estimating, Operations and Bid Management in relation to design methodology, resources and timescales to enable a compliant bid to be submitted where requested
Preconstruction Stage
Assist Project Designers in all the following:
Development of Design information
- Reviewing existing tender information early in design phase and highlight missing information or problem areas, suggesting methods of accurately obtaining correct information for design (3d scan, point cloud etc.) Coordinating any data into design.
- Issue RFIs to cover / clarify any assumptions or missing information. Monitor Tracker and ensure any issues are raised with Project team.
- Access main contractor portal where in place and download relevant information, commenting on anything missing. Agree release dates for A2O information.
- Review of NBS spec or equivalent to identify changes to tendered spec. Review of contractor’s proposals + ER’s against tendered specification. Notify project and commercial team of any changes.
- Assist in the identification of design risks for risk register.
- Identify Subcontract packages and start consultation with relevant parties.
- Identify Material suppliers and start consultation
- Understand / Agree the scope of any external design packages as necessary.
Project / Drawing Management
- Agree design programme for project including key dates such as bulk order schedules, any supplier coordination, subcontractors etc.
- Establish time frames for design release, number of drawings / sketches required for project.
- Independently or collaboratively complete A2O design templates including ‘Design Quality Plan’ to be issued to PCM within first 2 weeks of completion of design programme.
- DQM to be updated to allow handover to Operations prior to start.
- In line with A2O design standards and BIM compliance doc, break down drawings into agreed scale and A2O numbering protocol.
- Agree with Document Controller strategy for placeholders and storing information set up within DLM. (G Drive not to be used for construction issue drawings)
- Attend DTM’s both internally and externally to discuss design development, changes or clashes with other subcontractors.
- Produce all drawings required for site use in line with information release Schedule (IRS) / Design deliverable schedule (DDS) – These can include sub grid, elevations, detail drawings, fire barrier layouts, set outs, etc.
- Drawings to be construction issue prior to starting on site as far as reasonably practicable. Adjust design to reflect any delays and submissions.
- Assist design manager or lead the co-ordination of engineering specialists. Updating drawings as appropriate.
- Revise and update drawings as appropriate to reflect changes or updates following consultant comments.
- Monitor and update RFI log
- Assist in the production of the Contractors Proposals, ensuring they are complete and unambiguous.
- Be aware of warranty requirements in production of design.
- Monitor any changes to the tendered design and advise on any issues arising from new design intent.
- Ensure all drawings are sufficiently reviewed by Design Manager prior to submitting.
- Ensure all drawings meet current with Buildings regulations or stated performance targets and advise client team of any issues with compliance based on tender drawings or design development.
Material Management
- Schedule materials for site in accordance with the agreed construction program phasing and issue to the procurement department in a timely manner to allow for industry lead in periods. and delivery to site.
- Ensure schedules are issued to Project Manager for comment and information.
- Schedule materials to match site constraints.
- Accurate use of design templates alongside schedules including updates to fixing schedule, pull test schedule, Design Change Register (DCR) (Updates to be maintained throughout project)
- Log, submit and monitor all technical submittals for timely release in accordance with programme.
- Be aware of Sample submittals and any outstanding approvals.
BRE LPS1351 Passive Fire Safety
- Set up BRE file compiling all information and sign off from relevant parties, information to be saved in line with SHEQ manager folder structure. (Role could be split with Design Manager depending on job size)
- Ensure all fire barriers are fit for purpose and have correct certification for application.
- Issue RFI to client team where A2O are not acting as Principal Contractor, asking for approval of fire barrier layouts as issued at tender stage.
- Where acting as PC ensure A2O have 3rd party approval for Fire barrier location and details (Fire consultants / Building control).
Suppliers
- Engaging with suppliers to optimize the use of material for the scheme, ensuring where possible supplier technical department approve A2O details relating to their product and installation
- Advise Operations of any additional supplier visits / training during construction.
- Ensure materials specified offer best value and are available in line with programme.
- Advise team on any alternative products that have same performance specification and offer better value.
Construction Stage
- Assist Project Designers in all the following:
- Attend Pre-Construction handover meeting to Ops team, inclusive of a review of all current drawings.
- Actively engage with site management team and/or sub-contract installers to help comprehension of drawings.
- Schedule on-site support through meetings and or phone calls with site team based on the size and complexity of the project. Review of details, site condition changes, issues with materials or other issues that can arise.
- Updated drawings to be uploaded on to Deltek PIM to avoid repeat or corrective work on site.
- Attend bi-weekly pre-con meetings / project meetings (these may be based on site) reporting on progress and highlighting any issues with procurement, drawing release, sub-contractors.
- Highlight any commercial issues as they arise. Any changes from either tendered scope or detail change through design development with commercial implication to be recorded on design change register. Where required explanation given to QS / HoC.
- Proactively deal with design work and issues as they arise.
Post Construction
- Attend project debrief meetings with project team - some may require preparation of material to discuss.
- Provide assistance to document controller in producing handover and O+M documentation inclusive of ensuring drawings updated to as-built status.
Professional / Team Development
- Attend CPD and professional development seminars as appropriate to improve knowledge and maintain engagement with industry standards.
- Maintain professional development in line with company growth and business plan.
- Share any relevant industry information with wider team as appropriate, inclusive of design forum.
- Attend internal design team catch ups, where suitable presenting a topic of relevance to wider team.
- Pursue development to all aspects of design and embrace new technologies not limited to updating BIM standards. Liaise with BIM coordinator for efficiencies through design + scheduling.
- Feedback potential improvements and updated regulatory standards to wider team.
- Maintain and develop supplier and client relationships
