Junior Quantity Surveyor - Essex

  • Salary range: £25,500-£30,000
  • Location: A2O Group, Pump House Farm, Ongar Road, Brentwood, Essex CM15 0LA
  • Closing Date: 14th March 2025

Responsible for assisting with all commercial aspects of the project, focusing on profitability to ensure long term viability of the company. This role will liaise with the procurement team regarding materials purchasing, supply chain engagement and commercial viability.

You will be working with an experienced Quantity Surveyor with responsibility for specific projects, assisting them to:

  • Ensure that the commercial function is carried out professionally for the project and provide support for the operational requirements in an effective manner.
  • Ensure that each project is planned to maximize commercial opportunity.
  • Ensure, working closely with the Project QS, that exception reports are developed, monitored and acted upon.
  • Maintain an environment with the optimal balance between delivery of margins and delivery of a first-class operational service.

General Duties/Key Responsibilities: 

Project Commencement - To assist the Project QS to:

  • Audit contract documents and bring any discrepancies to their attention.
  • Produce an accurate cash flow and sales forecast based on the project programme and ensure it is updated as work proceeds.
  • Produce a detailed Cost Plan / Procurement plan for each project.
  • Prepare detailed preliminaries expenditure schedule for discussion and agreement with the Project Manager and Site Manager.

   Procurement - To assist the Project QS to:

  • Identify the most appropriate work packages and sub-contractors and agree same with Project Manager and Site Management
  • Ensure subcontract orders are placed in line with the project’s financial targets, the programme and/or procurement plan.
  • Ensure adequate quotations are available for comparison giving due regard to value and programme. Ensure a comprehensive analysis is undertaken on all quotations to take into account omissions and qualifications.
  • Ensure all orders are issued in line with company procedures and include all relevant documents, dates, terms and conditions. Liaise with Preconstruction Manager, Project Manager and Site Manager that all technical matters are identified and addressed.
  • Ensure all orders are placed with adequate accuracy and detail to protect our position commercially and operationally
  • To liaise with procurement manager to ensure that all sub-contractors appointed to the works have been assessed in accordance with the company’s procedures.

Project Financial Control -To assist the Project QS to:

  • Produce and issue valuations in accordance with the contract documents, including cost valuation reconciliation (CVR) to the Accounts Manager within 7 days of the valuation date.
  • Produce and maintain an ongoing Draft Final Account and submit the same with each valuation to ensure the Client is kept fully informed of their obligations.
  • Identify and properly value all variations to the contract and seek to pre-cost and agree same with Client or their representative wherever possible ensuring all necessary early surveys are issued.
  • Comprehensively assess sub-contractors’ accounts and produce subcontract payment certificates in line with Company terms and Conditions.
  • Issue any Pay Less Notice in good time against applications or invoices where appropriate to do so.
  • To agree Sub-contractor accounts as early as possible and before A2O Final Account, to ensure that all claims against the Client are known.
  • Ensure subcontract final account statements are received prior to their final payment being released.
  • Prepare monthly cost valuation reconciliation (CVR).
  • Report to the Head of Commercial Team any issues as they arise and any mitigation to remedy.
  • Report and escalate as appropriate any subcontract claims to Head of Commercial Team.
  • Liaise and work closely with the Project Manager and Site Manager on all aspects of the project to avoid delays due to lack of labour or materials.
  • Assist the Project Manager and Site Manager on legal and financial aspects to reduce the Company’s exposure to risk and advise on LADs and potential causes for delay.
  • Ensuring all projects have accurate and up to date procurement schedules, buying schedules, cost plans and cost to completion documents as appropriate for the size and complexity of the project
  • Ensure that all company commercial procedures are rigorously followed including order sign offs, valuation processes and subcontract payment processes.

At all times

  • To always act in a manner which promotes A2O to its stakeholders and to not allow by act or omission anything that would cause the company financial harm or physical danger to any of its operatives and stakeholders.
